Project Technical Concept and Feasibility Elements

Use of Non-Metallic Materials

The project will utilize non-metallic materials, such as advanced CPVC piping systems, instead of traditional iron pipes. This approach ensures the long-term durability and sustainability of the water network, particularly given the corrosive nature of sulfur-rich water. Using CPVC significantly reduces corrosion risks, lowers maintenance costs, and increases the operational lifespan of the infrastructure.

Mechanical Ventilation Systems

Advanced mechanical ventilation systems will be installed to prevent the accumulation of hydrogen sulfide gas in clinics and spa areas. This is essential to maintain a safe and healthy indoor environment, thereby supporting the projects social and health feasibility by ensuring visitor safety, comfort, and regulatory compliance.

Heat Exchanger Units

High-performance heat exchangers made of titanium will be installed to resist sulfur-induced corrosion. These units will safely cool sulfuric water from 80C to safe and usable temperature levels. Titanium is selected due to its superior resistance to chemical corrosion, ensuring long-term operational efficiency and reduced replacement costs.

Project Components

The resort will include:

  • 30 independent villas, each with a private sulfur-water swimming pool.
  • A 100-room hotel.
  • 15 medical and cosmetic clinics offering therapeutic and aesthetic services.
  • Two sports camps designed for training and wellness programs.

Financial Planning and Risk Management

  • A contingency reserve of 15% of the total project cost will be allocated to cover unforeseen expenses and technical risks.
  • Since sulfur is a highly corrosive substance to conventional materials, a portion of the contingency budget will be specifically allocated to:
    • Protective coatings and anti-corrosion treatments.
    • Periodic maintenance and inspection programs.
    • Replacement of critical components exposed to sulfuric conditions.
    • Additional environmental and safety compliance measures.

Alignment with Saudi Vision 2030

This project aligns with by contributing to:

  • The diversification of the national economy beyond oil.
  • The development of the tourism and wellness sectors.
  • The promotion of medical tourism within the Kingdom.
  • The enhancement of quality of life initiatives.
  • The attraction of both domestic and international investment.
